Nestled in one of the best locations in Playa del Carmen, this new, 3 bedroom condo is bright and sunny. They constructed the Terrazas building in 2015.
The Terrazas condo complex is on 38th Street, between 5th Avenue and a wonderful beach. Large old-growth trees shade this stretch of 38th street. Just steps away in one direction is the Caribbean Sea while just a few steps in the opposite direction you’ll find famous 5th Avenue. This is a pedestrian area with fabulous restaurants, bars, and shopping. For your beach drinks and snacks, you’ll find a 24-hour convenience store just before the beach entrance.
Within 3 blocks of this 3 bedroom condo there are at least 20 restaurants (Latido de Mexico Top Picks – Discount Card). On 38th Street, right outside your front door, there are several great restaurants. You can find Thai, Greek, Italian, tapas, a grill house, etc., all on 38th street…
Referred to as the “north end,” this area is popular for live music, shopping and dining. However, this 3 bedroom condo is also quiet and tranquil. Located on the 2nd floor in the back of the building it is overlooking lush jungle foliage.

Spacious 3 bedroom condo Layout
The condo has three bedrooms. Two bedrooms have King beds and one has 2 twin beds (which could also be converted into a King bed upon request). There are also 3 full bathrooms, all with large marble showers. A very large covered terrace is accessible from the living area and also from the master bedroom through sliding glass doors which span the entire width of these rooms.
The terrace view–which can be enjoyed not only from the terrace but also from the living and kitchen area and two of the bedrooms–is stunning. It looks directly on to open jungle habitat with excellent bird activity in easy view. Bring your binoculars! We have already seen many bright tropical birds here, including the bright blue Yucatan Jay. Morning and evening, the bird calls are really something to hear.
The owners decorated the interior of the condo thoughtfully and tastefully, one piece at a time, in colors to reflect the natural surrounding environment. They commissioned local artisans in Playa to make the one-of-a-kind dining table from local Mayan hardwood and a “river of glass,” as well as the bamboo bedroom furniture, curtains and upholstered furniture. There is a full sofa, dining for 6, 2 bar stools, and two large swivel rockers on the terrace. All are top-of-the-line quality.
In the condo there is high speed internet (which will support MagicJack or Vonage). There are also 3 flat screen TVs and an abundance of built-in closet and drawer space. It also has a fully equipped kitchen for a gourmet cook, and there is a BBQ grill on the terrace. For your convenience, there is also a full-size washer and dryer in the condo. Also included in the rental rate are linens and beach towels as well as a weekly cleaning service.
Amenities at Terrazas
The Terrazas building has 2 elevators, a full gym, and a secure underground parking garage with a large, designated parking space for your rental car. A phenomenal rooftop pool (large and long enough for laps] and a jacuzzi are both surrounded by Plexiglass, allowing for a full, open view of the Caribbean Sea. There is 24-hour guard service at the front desk. The building and condo are also wheelchair accessible, with ramps and elevators (which is not very common in Playa).
Terms and conditions
To confirm your reservation a 50% deposit is due within 5 days. We reserve the right to treat any booking as cancelled if funds due are not paid on time.
The balance plus the reimbursable deposit is due 30 days before arrival. For reservations made within 30 days of departure date full payment is required (including security deposit) upon making your reservation request.
If the balance of the payment does not arrive 30 days before your arrival date the reservation will be subject to availability and may be cancelled, and we will no longer have the obligation to provide the services described in the confirmation coupon.
A security deposit is required and will be returned to you, no later than 7 days after checkout, pending the satisfactory inventory control of the property.
We are not responsible for bank transfer fees.
You are agreeing to rent the property sight unseen. Interior and exterior design can vary from our pictures and website, as owners redecorate from time to time. Changes in inventory will not void or alter the terms of the rental contract.
If you wish to change the date of stay we will have to be contacted directly. All requests for changing the date of stay will be subject to availability and can be subject to additional charges according to seasonal rates.
Cancellations and refunds
All holiday reservations, bookings and/or deposits are non-refundable. This includes Thanksgiving, Christmas, New Year's and Easter week.
Notice of cancellation must be made in writing to the booking agent. Charges depend on the length of time prior to departure date that we receive your cancellation.
Payments of either deposits or payments in full are refundable when applicable:
90 to 60 days prior to departure - 100% of amount paid, less 15% cancellation fee.
60 to 30 days prior to departure - 50% of amount paid less 20% cancellation fee.
Less than 30 days prior to departure - 100% of amount paid is non refundable.
There will be no refunds for unused services, and in no circumstances will refund ever exceed amount paid. Trip cancellation insurance is strongly recommended and can be obtained through your local travel agency.
In the event any property becomes unavailable due to circumstances beyond our control after a deposit is received, we will have the option of either moving the reservation to a similar property, or refunding the deposit in full.
